Multifamily & income property

Multifamily and income property in Hudson County.

Nearly a third of Hudson County’s homes are in two- to four-unit buildings. The right one depends on how the numbers and the building hold up together: the rent roll, the leases, the expenses, and what the property will ask of its next owner.

How we evaluate a multifamily

Read the building before the price.

An income property is two decisions at once: a home and a business. We look at both before anyone talks about price.

  • Rent roll and leasesCurrent rents, lease terms and renewal dates, deposits, and what is documented versus assumed.
  • Operating expensesTaxes, insurance, utilities paid by the owner, maintenance, and the costs a listing sheet leaves out.
  • Building conditionRoof, systems, separate meters, and deferred maintenance, plus the capital the building will need next.
  • Records and complianceCertificates of occupancy, permits for past work, and whether the legal unit count matches what is there.
  • Local rulesSome municipalities regulate rents on certain buildings. We flag what may apply, and recommend confirming the details with a real estate attorney.
  • The buyer at exitWho is likely to buy the building next, an owner who will live there or an investor, and how that shapes its value.

We don’t forecast returns. We help you test the assumptions behind them.

Buying to live in one unit?

Many buyers of two- to four-family homes live in one unit and rent the others. How lenders treat owner-occupied purchases, and how they count rental income, varies, so it is worth speaking with your lender early. We shape the search around what they approve.

Selling an income property?

Buyers will ask for leases, rent history, and expenses, and showings have to work around tenants. See how we approach a sale, or ask what your building could sell for.
